Chanen was retained by ICI Americas inc. to construct an $8.8 million office complex at the Arizona State University Research Park, Tempe, Arizona.
The first phase involved the renovation of a three-story office/laboratory facility on five acres and all tenant improvements. The entire mechanical and electrical systems were replaced and 22,000 sq. ft. of laboratory space as well as 19,000 sq. ft. of office space were constructed. The entire ground floor concrete slab was replaced and the window wall was moved out to provide 14 percent more interior space for high technology equipment.
The first phase remained in operation while during the second phase a new two-story facility was constructed. The project also included all user improvements for laboratory, prototype process/manufacturing space and office spaces. In addition, an extensive amount of process piping runs throughout the building to support both equipment and explosion-proof hazardous occupancy areas.
Occupancy had to be completed several days at a time, requiring very precise coordination. By adhering to a very aggressive fast-track schedule, the project was completed within six months.
