Chanen served as CM at Risk for a 145,000-sq.-ft. corporate center for Samaritan Health Services in Phoenix. Chanen provided substantial preconstruction services during the planning and design phases of the project. The three-story office building has a two-level, 557-car parking facility with one level partially below grade. The $17.2 million project included all tenant improvements for corporate offices, conference rooms and a data center with telecommunications systems.
Since a City of Phoenix code restricted the building height to 48 feet, precast concrete columns, beams and double tees were used to construct the parking structure and the office building. The exterior is built of window walls at the first level with plaster on structural stud framing at levels two and three. Those levels also have perimeter windows. The roof is a ballasted EPDM system with a skylight over an interior three-story atrium, which serves as the office lobby and reception area.
Interior partitions are painted gypboard on metal studs as well as pre-manufactured open office workstations and secretarial areas. The air conditioning system is a two-pipe heat pump system using water-cooled condensers. A generator provides both emergency and standby power for limited operations during electrical outages. An uninterruptible power source system (UPS) provides power for the data center.
