Chanen’s corporate culture of partnering, of meshing our services
with those of the architects and engineers, and our interactive method
of developing budgets and schedules create a management structure that
blends naturally with the nuances of CM at Risk delivery. Within this
structure the objectives of each team member are achievable and the
client’s measures of success are realized.
Over the years
since our founding we have seen that the greatest factor in our
successful execution of the work is that the experience of our
professionals allows for a multi-disciplined resolution of the special
challenges that define each project. From constructability reviews to
the detailing of costs and alternatives the Chanen matrix has been to
strive for a thorough understanding of design requirements by our staff
and of the project’s construction imperatives by the
client/design team.
Our documented
success on the more than 70 CM at Risk projects that we have completed
to date has been reflective of the value and emphasis we place on the
pre-construction stages of the work. More than a period for merely
preparing progressive estimates from documents, the pre-construction
phase receives the Chanen team’s impetus for establishing the
guideposts of a master schedule and the basis for a reliable guaranteed
maximum price (GMP). From these two management tools also emanate the
quality levels and controls defining the path for the subsequent stages
of work. In concert with these we ascribe equal importance to the
team-building that evolves throughout the phase, the end result of
which is a construction phase with few unknowns and managed by a team
bent upon meeting clearly defined, common goals.
